Residents RESPONSIBILITIES

 Items BETR would not typically be responsible for: 

Appliances & White Goods

  • Washing machine repairs or replacement
  • Tumble dryer
  • Dishwasher
  • Fridge / freezer
  • Microwave
  • Cooker / hob (if leaseholder-owned)
  • Extractor fan (kitchen/bathroom, if internal and serving only that flat)

Internal Fixtures & Fittings

  • Internal Fixtures- change to light bulbs inside your apartment
  • Internal light fittings
  • Internal sockets & switches
  • Smoke alarms (battery replacement)
  • Carbon monoxide alarms (battery replacement)
  • Door handles (internal doors)
  • Internal door repairs
  • Kitchen units & worktops
  • Sanitary ware (toilets, sinks, baths – unless structural issue)

Plumbing (Within the Flat Only)

  • Blocked sinks or toilets caused by misuse
  • Leaking washing machine hoses
  • Internal pipe work inside your apartment 
  • Dripping taps

Heating & Hot Water (If solely serving the within the demise of your property)

  • Boiler repairs within the demise of your property (if individually owned system)
  • Radiators
  • Thermostats
  • Programmer controls

Utilities & Services

  • Electricity, gas and water bills or setting up contracts with suppliers within the demise of your property. 
  • Broadband contracts
  • TV licence
  • Satellite dish subscriptions (e.g., Sky)
  • Individual TV aerial leads inside the within the demise of your property

Insurance & Personal Protection

  • Contents insurance
  • Accidental damage cover
  • Personal possessions insurance
  • Alternative accommodation cover (if contents policy-related)

(You normally arrange the buildings insurance for the structure only.)

Decoration & Internal Maintenance

  • Painting and decorating within the demise of your property
  • Replacing or repairing flooring (carpet, laminate, tiles)
  • Internal plaster cracks (non-structural)
  • Mould caused by lifestyle/ventilation issues
  • Pest control within the demise of your property (unless building-wide issue)

Resident’s Personal Issues

  • Lost keys (unless master key system issue)
  • Lock changes (unless part of communal master suite)
  • Damage caused by tenant misuse
  • Cleaning within your apartment 
  • Moving furniture / removal issues

Parking & Vehicles

  • Damage to resident’s own vehicle
  • Parking fines
  • Vehicle breakdowns

Deliveries & Post

  • Lost parcels
  • Courier access disputes
  • Missed deliveries

Leaseholder / Tenant Legal Matters

  • Disputes between neighbours (unless breach of lease)
  • Tenant eviction processes
  • Rent arrears 
  • Subletting compliance beyond lease enforcement
